Tenant InformationOffice HoursThe Property Management team can be contacted Monday to Saturday between 9.00am and 5.00pm. In the event of an emergency (outside of these times) your Property Manager will always attempt to assist you.
Emergency trades people are on the front pages of the lease.
Electricity, Gas and TelephoneIt is your responsibility to have all services at the property placed in your name and to arrange a final meter reading before vacating. Contact numbers for these services are:
Rental PaymentsRent under your Residential Tenancy Agreement is payable in advance at all times. If at any time you are unable to make a rental payment please make immediate contact with Property Plus. If we do not receive your rental payment and you have not contacted us our only course of action, as provided for by legislation, is to issue a Termination Notice and then proceed to the Tenancy Tribunal for a hearing to gain possession of the property and collect all rent and charges due.
All rental payments must be made using your tenant reference that has been provided to you at sign up. This allows us to identify your payment
Property Condition ReportThe premises condition report is a checklist showing the condition of the home at the beginning of the tenancy. Check each item on the list and add you comments if any. You must return the completed and signed yellow copy to Property Plus within 7 days.
If a signed copy is not returned and a dispute arises at the end of your tenancy, the condition of the property will be assessed against the original report completed by Property Plus. The condition report is very important, if you don’t fill it in properly you may not get your bond money back when you move out. Remember to keep your copy safe for the end of the tenancy.
Rental BondYour rental bond will be lodged with the Office of Fair Trading and is held as security against any damage to the property or unpaid rent. You should receive an advice of lodgement from the Office of Fair Trading
Your bond will be refunded to you after the property is fully vacated, less any deductions that may be agreed or directed by the Tribunal.
Property InspectionsDuring the course of your tenancy, our Property Manager will inspect your property periodically. This will include an inspection 3 months after your tenancy commences. The purpose of these inspections is to advise the owner of the condition of the property and how it is being maintained, and to allow you to advise us of any repairs or maintenance you feel are needed.
Repairs and MaintenanceAll requests for repairs and maintenance are best reported via our website Maintenance Request Link or in writing.
In the event of an urgent repair required outside office hours and your Property Manager is uncontactable, arrangements for repairs can be made directly with the tradespeople listed on the front page of your tenancy agreement. Please refer to your renting guide for the definition of an urgent repair. KeysProperty Plus retains a duplicate key to all properties for emergency access. Locks can only be changed after you have obtained permission from your Property Manager and you would then need to supply us with a spare set of those keys.
InsuranceThe owner’s insurance cover on the property does not extend to cover your belongings. We strongly suggest that you take out comprehensive contents insurance to cover your belongings against fire, theft and other perils.
In the event that you, another occupier, or visitor accidentally damages the property and rectification work is required, you may be required to pay any excess that may apply to the owner’s insurance cover.
Sub-leasingYour tenancy agreement states the maximum number of people who can ordinarily live in the premises at any one time. If there is any change in either the original occupants or any additional occupants, please notify your Property Manager immediately.
Termination of Tenancy AgreementYour tenancy agreement is a legal contract providing protection for both you and the property owner. You can only terminate this agreement in one of the following ways:
VacatingIt is your responsibility to leave the premised as near as possible in the same condition, fair wear and tear excepted, as set out in the original condition report.
